Staying longer

Wintering in Cyprus: weather and rules for long stays

In short

Between November and March the east coast of Cyprus is mild, but it is not summer: at the Larnaca Airport station the long-term mean daily high in January is 16.8 °C and the mean night-time low 7.4 °C, and around 60 per cent of the annual precipitation falls between December and February (Cyprus Department of Meteorology). Citizens of the EU, the EEA and Switzerland may stay longer than three months if they work or have sufficient resources and comprehensive sickness insurance. They must then register with the Migration Department within four months of arrival; the fee is 20 euros. For visitors from the United Kingdom and other visa-exempt third countries, the limit is 90 days within 180 days. Accommodation in the Famagusta region scales back sharply in winter: by our calculation from Deputy Ministry of Tourism data, only about one bed in fifteen was on offer in January 2025. All details as of November 2026.

How mild the winter is on the east coast

The Cyprus Department of Meteorology describes winter in the lowlands as rainy but mild; by its account it lasts roughly from mid-November to mid-March. Around 60 per cent of the annual precipitation falls between December and February. In winter the difference between day and night in the lowlands is 8 to 10 degrees, and from October to January there are thunderstorms on four to five days a month.

For the east coast, Larnaca Airport is the nearest station with published temperature values. In its monthly reports the Department gives the measured value for each station and the deviation from the 1981 to 2010 mean; subtracting the deviation gives the long-term mean. For daily highs that comes to 22.6 °C in November, 18.6 °C in December, 16.8 °C in January, 16.9 °C in February and 19.3 °C in March. Night-time lows average 12.4 °C in November, 9.2 °C in December, 7.4 °C in January, 7.2 °C in February and 8.5 °C in March. We calculated these values from the reports for winter 2025/26 and cross-checked them against those for 2024/25; they agree to within a tenth of a degree.

The wettest month is December. For the station in the neighbouring village of Frenaros, the Department gives a 1961 to 1990 normal of 83.7 millimetres of precipitation, and 86.0 millimetres for Larnaca Airport. Even so, according to the Department, the sun shines in the lowlands for an average of 5.5 hours a day in December and January.

It is mainly the days that are short. The Deputy Ministry of Tourism gives sunrise on 15 December as 06:45 and sunset as 16:35, and 06:55 and 17:00 for 15 January. On the shortest day, 21 December 2026, the sun rises in the Sotira area at 06:48 and sets at 16:36, according to the calculation of the US Naval Observatory; that is 9 hours and 48 minutes of daylight.

Sea temperatures and rainy days month by month are in the guide to the best time to visit.

How long you may stay

Citizens of the EU, the EEA and Switzerland need only a valid passport or identity card for the first three months. They may stay longer if they are working, self-employed, or have sufficient resources and comprehensive health insurance. Anyone staying longer than three months applies to the Migration Department, formerly the Civil Registry and Migration Department, for a registration certificate on form MEU1. The application must be made within four months of arrival and costs 20 euros; anyone who misses the deadline risks a fine of up to 2,500 euros. If the documents are complete, the department decides within a month; the certificate arrives by post and has no expiry date.

Those who are neither employed nor self-employed register as visitors or as pensioners. For this the department requires, among other things, proof of regular income with the account transactions for the last quarter, a tenancy agreement stamped by the Superintendent of Stamping and bearing certified signatures, an electricity or water bill in the tenant's name, and health insurance for inpatient and outpatient treatment that also covers body transport costs (repatriation of remains); pensioners can submit form S1 instead. Anyone living in the Famagusta district submits the application to the Police Aliens and Immigration Unit in Paralimni and arranges the appointment by email.

Nationals of the United Kingdom, the USA, Canada and Australia can make short stays without a visa: at most 90 days within a period of 180 days. Cyprus is not yet fully integrated into the Schengen area, and Cypriot visas and residence permits currently apply only to the Republic of Cyprus. The UK Foreign Office points out that days in Cyprus do not count towards the Schengen allowance, but days in the north of the island do count towards the Republic's 90 days, and that overstaying can lead to an entry ban of up to five years.

Third-country nationals who want to stay longer apply for a visitor residence permit on form MVIS8. It is intended for extended holidays and does not allow you to work. The requirements include health insurance, a guarantee from a Cypriot bank and transfers from abroad of at least 2,000 euros a month; issue or renewal costs 70 euros, and the first entry in the aliens register a further 70 euros. By its own account, the department usually processes applications within four months. The rules change from time to time, so before a long stay it is worth checking the current pages of the Migration Department.

Health insurance for weeks and months

The European Health Insurance Card (EHIC) is valid in Cyprus. According to the European Commission, doctors at state health centres treat holders for a small co-payment; dental treatment is available only in emergencies, and hospital admission only with a referral or through the emergency department of a state hospital. For the emergency department the Commission gives a co-payment of 10 euros. The ambulance is free of charge with the card, air ambulance is not covered, and the card is not valid in the north of the island.

Visitors from the United Kingdom use the NHS Global Health Insurance Card (GHIC). It gives access to necessary state healthcare on the same terms as for locals, is free and valid for up to five years; the NHS stresses that it is not a substitute for travel insurance.

For registration as a visitor, the Migration Department requires health insurance of your own in any case. Anyone staying the whole winter should therefore check before leaving whether their own travel or international health insurance covers stays of that length and repatriation.

Does Cyprus close for the winter?

The island does not close, but accommodation on the east coast scales back considerably. The Deputy Ministry of Tourism reports bed occupancy for each region in two ways: gross, based on all beds, and net. Under the Eurostat definition, net occupancy refers only to the beds actually on offer, excluding seasonal closures. For the Famagusta region, gross occupancy in 2025 was 1.8 per cent in January and net occupancy 26.5 per cent; in December the figures were 2.2 and 36.6 per cent. Setting the two values against each other, only about one bed in fifteen in the region was on offer in January and about one in seventeen in December, compared with around 95 per cent in August. That is our own calculation; the document does not say whether the ministry follows the Eurostat definition exactly.

A Cyprus Mail report of 3 April 2026 shows when the hotels reopen: the great majority of hotels in the Famagusta district were due to open in the following days or by mid-April.

On shopping, the Deputy Ministry of Tourism says in general terms, without reference to the season, that shops and supermarkets in most holiday areas are open until late in the evening and on Sundays too. The shop opening hours law of 2006 is stricter for the winter: during the winter period from 1 November to 31 March, general shops may open until 19:30 from Monday to Friday, until 15:00 on Wednesdays and until 19:00 on Saturdays, and they stay closed on Sundays. In December they may open daily, Sundays included, until 20:00, and until 18:00 on Christmas Eve and New Year's Eve. General shops stay closed on 25 and 26 December and on 1, 2 and 6 January; the law does not require them to close on Green Monday. Exceptions apply to certain types of shop, such as bakeries, kiosks and shops open around the clock, and to tourist zones, for which the Ministry of Labour can set its own hours by decree; the most recent decree for Famagusta district that we found applied in 2015 only from 13 May to 30 November. Whether a supermarket opens on Sundays in winter is therefore better checked on the operator's website than inferred from the general rule. What there is for shopping in Sotira itself and in nearby Paralimni is covered in the guide to Sotira.

Pharmacies can close for the winter too: since decree R.A.A. (Κ.Δ.Π.) 51/2026, issued on 22 January 2026 and published in the Official Gazette on 30 January 2026, a pharmacy can apply to the Pharmacy Council to operate seasonally and close for at least six consecutive weeks in the winter period; the council checks whether access to a pharmacy in the area remains assured. Which pharmacy is on night duty is covered in the guide to everyday life in Sotira.

Festivals between Advent and Lent

From 21 November 2026 to 6 January 2027 the Deputy Ministry of Tourism's Christmas Villages are running in nine places across the island. In the Famagusta district Deryneia is taking part, and on 16 December it also celebrates the feast of Saint Modestos.

New Year's Day is dedicated to Saint Basil, and the Vasilopita comes to the table, a cake or bread with a lucky coin hidden inside. On 6 January, the feast of Theophany, congregations go in procession to the sea after the service, at around 10:30; a cross is thrown into the water and young men dive in after it. In Agia Napa, according to the Deputy Ministry of Tourism's events calendar, the procession goes from the Agia Napa church to the harbour; a programme for 2027 had not yet been published in November 2026.

Green Monday marks the start of Lent before Easter, in 2027 on 15 March. It is a public holiday and is spent with picnics outdoors and Lenten food. How Easter itself is celebrated is described in the guide to Easter in Cyprus.

Winter is also when the greater flamingos come. BirdLife Cyprus lists them as winter visitors that arrive in November and leave again by the end of February. Where to see them, and why a sighting cannot be promised, is explained in the guide to the flamingos.

Snow in the Troodos

In Cyprus there is snow only in the mountains. In the Troodos above 1,000 metres, according to the Department of Meteorology, the first snow falls on average in the first week of December and the last around mid-April. On Olymbos the Cyprus Ski Federation runs the island's only ski area, with one chairlift and three drag lifts; according to the federation, the season usually lasts from early January to the end of March. The Department of Forests, which manages the Troodos National Forest Park, is more cautious and speaks of snow activities in January and February, rarely from December to March. For the height of the summit the ski federation gives 1,951 metres, the Department of Forests 1,952 metres.

From Sotira to the village of Troodos it is around 151 road kilometres according to a route calculation with OSRM on OpenStreetMap data, about 2 hours and 20 minutes without traffic. A day in the snow is therefore a day trip, not a short detour.

By bus through the winter

Sotira is served by routes 701A, 703, 709, 710 and 714 of OSEA, the bus company for the Famagusta district. For a long stay the period passes are worth a look: a single journey costs 2 euros between 04:00 and 21:00 and 3 euros at night, a day ticket 6 euros, a seven-day pass 25 euros and a 30-day pass 50 euros. On public holidays the buses run to the Saturday and Sunday timetable.

By 6 November 2026 OSEA had not yet published a winter timetable for 2026/27; the current one is valid until 15 November. Last winter a separate timetable applied from 15 November 2025 to 29 March 2026; it also included the beach routes 501 and 502, although these do not serve Sotira. Where exactly the routes stop is explained in the guide to getting there. OSEA provides information on the freephone number 8000 5200.

Planning a first winter in Suite 203

Suite 203 in the Flamingo Lake Resort is expected to be ready for occupancy in March 2027, so the first winter for which it can be requested is 2027/28. The apartment is on the top floor opposite the salt lake and has two bedrooms, two bathrooms, an open-plan kitchen and a 22.3 square metre veranda; a pool and a gym belong to the building. There is no booking calendar yet. If you have a longer period in mind, send us the weeks you would like, and we will get back to you as soon as letting begins.

Frequently asked questions

How warm is Cyprus in winter?

November and March are noticeably warmer by day, at 22.6 and 19.3 °C. In winter the difference between day and night in the lowlands is 8 to 10 degrees.

How long can EU citizens stay in Cyprus?

Up to three months without formalities, and longer after that if they are working, self-employed, or have sufficient resources and comprehensive health insurance. Anyone staying longer than three months must apply to the Migration Department for the MEU1 registration certificate within four months of arrival; it costs 20 euros, and missing the deadline can lead to a fine of up to 2,500 euros. The same applies to nationals of the EEA and Switzerland.

How long can British citizens stay in Cyprus?

Up to 90 days within 180 days without a visa. Days in Cyprus do not count towards the Schengen allowance, but days in the north of the island do count towards the Republic's 90 days. For longer stays there is the visitor residence permit on form MVIS8; among other things it requires transfers from abroad of at least 2,000 euros a month and health insurance, and it does not allow you to work.

Where do you register if you live in Sotira?

For the Famagusta district, applications are accepted by the Police Aliens and Immigration Unit in Paralimni, Giorgou Papadopoulou 31. It gives appointments by email at famagustaetiseis@police.gov.cy; it is open Monday to Friday from 07:30 to 14:30, with last admission at 13:30 (Migration Department, as of September 2026).

Is the European Health Insurance Card valid in Cyprus?

Yes, at state health centres and hospitals, for a small co-payment; for the emergency department the European Commission gives 10 euros. Dental treatment is covered only in emergencies, air ambulance not at all, and the card is not valid in the north of the island. Visitors from the United Kingdom use the GHIC. Anyone staying the whole winter should check whether their own international health insurance covers stays of that length and repatriation.

Are hotels and shops open in winter?

Many accommodation businesses in the Famagusta region close: by our calculation from the Deputy Ministry of Tourism's occupancy data, only about one bed in fifteen in the region was on offer in January 2025, and in 2026, according to Cyprus Mail, the great majority of hotels were not due to open until mid-April. The ministry says in general terms that shops in most holiday areas are open until late and on Sundays too; under the shop opening hours law, however, general shops stay closed on Sundays from November to March, except in December and where an exception applies. On 24 and 31 December they may open until 18:00, and on 25 and 26 December and on 1, 2 and 6 January they stay closed.

Can you ski in Cyprus?

Yes, on Olymbos in the Troodos mountains, the island's only ski area. The Cyprus Ski Federation gives the season as usually early January to the end of March and runs one chairlift and three drag lifts; the Department of Forests speaks of snow activities mainly in January and February. From Sotira it is around 151 road kilometres according to our own OSRM route calculation.

How long are the days in December?

On 21 December 2026 the sun rises in the Sotira area at 06:48 and sets at 16:36, giving 9 hours and 48 minutes of daylight (US Naval Observatory). The Deputy Ministry of Tourism gives 06:45 and 16:35 for 15 December. On average the sun shines in the lowlands for 5.5 hours a day in December and January.

How much is the bus if you stay for a month?

With OSEA a 30-day pass costs 50 euros, a seven-day pass 25 euros and a single journey 2 euros between 04:00 and 21:00. Routes 701A, 703, 709, 710 and 714 stop in Sotira. The 2026/27 winter timetable had not yet been published on 6 November 2026.

When can you enquire about a winter in Suite 203?

The apartment is expected to be ready for occupancy in March 2027, so the first possible winter is 2027/28. There is no booking calendar yet. If you have a period in mind, send us an email with the weeks you would like, and we will get back to you as soon as letting begins.
